The BDA design process is a methodical, consistent, veterinarian specific process developed to achieve success through long distance delivery.  Our services package is actually quite different than what your local architect might offer because it is tailored for the Owner-Veterinarian and the Veterinary Building.

Every project receives the attention of all three partners, who each bring specifically focused expertise.  Wayne’s focus is placing each project to its highest competitive advantage in both projected business and exit strategy.  Wendy’s concentration is creative, functional facility design, melding the interior and exterior architecture into a seamless combination.  Paul’s focus is technical design standards in constructability, code compliance, efficiency in operation and a balance between quality and affordability.

Site Visit, Programming and Project Budgeting  •  Step 1

Every BDA client begins by receiving a Site Visit, needs and goals analysis and comprehensive preliminary budget review.  This step results in better understanding your practice, site, municipality, approvals process, future facility requirements, and budget constraints.  It culminates in a Program Summary of actual room names, sizes, utility/services requirements, initial code constraints, and budget balance.  No design work begins until your Program and Budget are balanced.

Conceptual Design  •  Step 2

Your next step is Conceptual Design where your focus will shift toward the Site Layout, Floor Plan(s), and Exterior Elevations.  Practice efficiency, image, client/staff amenities, future expansion, services support, workstation locations and traffic flow receive our focus.  Color renderings to assist with your design understanding, client/staff excitement or marketing efforts may be commissioned here at your option.

Should your municipality require a Preliminary Design Approval (Site Plan Review, Planning Commission, Architectural Review, Appearance Commission, etc.) design would stop here and additional services offered to solicit/gain these approvals in your behalf.  Following any required approval(s), we would proceed to Schematic Design.

Schematic Design  •  Step 3

Schematic Design drawings will further design and detail the drawings prepared in Conceptual Design.  Additional drawings will be added at this step to illustrate interior/exterior finishes, details, built ins, cabinetry, equipment locations, special systems (oxygen, anesthesia evacuation, exhaust, central vac, etc.), reception/waiting details, plumbing fixtures, and preliminary lighting/electrical/mechanical.  Upon completion of this drawing package, clients are invited to our office for a final design review and a tour through our demonstration facility, which displays examples of virtually every finish material, fixture and system unique to our designs.  These include floors (over 17 different installations), wall finishes, paint systems, wall coverings, acoustic treatments, reception desk, logo wall, waiting furnishings, exam/treatment cabinetry, lighting, windows, doors, frames, hardware, ceiling types, even oxygen valves and manifold.

These three steps complete the Phase I BDA Design Service.  Following their completion, clients can proceed to any of three options to complete their project, which includes permit/engineering drawings, permitting, and building construction.

Option 1:  Design / Build by the BDA / CMP Team

In this option, you select the BDA/CMP Team to complete the engineering/permit drawings, process your building permit and construct your facility.  CMP begins by providing you a detailed, lump sum, fixed price cost proposal for their services and the construction.  Following your acceptance of this proposal, BDA will prepare the Architectural/Engineering permit documents and CMP processes them for a building permit.  Upon issuance of the permit, CMP assigns a Site Superintendent to live on-site and provide full-time supervision, through project completion, supported fully by the BDA/CMP staff.

Option 2:  Design by BDA; Permit/Construction by Your General Contractor

In this option, BDA will complete the Architectural/Engineering permit documents at standard rates, then provide these documents to your selected General Contractor(s) for pricing.  Following your award of a Construction Contract, the builder will submit the documents for a permit.  Upon issuance of a building permit, BDA will assist you with Administration of the Construction Contract, including benchmark inspections, and the Contractor will complete the construction.  BDA will assist you with project Closeout including preparation of a final “deficiency punchlist” of items the contractor must complete prior to receiving final payment.

Option 3: Programming, Conceptual, Schematic Design by BDA

Permit/Engineering Drawings by Local Design Professional
Construction by Your Selected General Contractor

In this option, BDA provides the Schematic Design drawings to your selected local design professional or contractor for their preparation of permit/engineering drawings.  The local team’s drawings are then provided to your selected General Contractor for pricing.  Upon your award of a Contract for Construction, this team will submit for and process a building permit, complete the construction and provide services to administer the Construction Contract.
